1. General Provisions
These Terms and Conditions govern the contractual relationship between SC MAT VACATION SRL (Vila Anca), a Romanian legal entity registered at the Trade Register under EUID: ROONRC.J2017001447325, unique registration code (CUI) RO38240680 (hereinafter referred to as “the Service Provider”), with registered office at Calea Turnişorului Nr. 98, Sibiu, Romania, and the guests who make a booking or use the accommodation services offered (hereinafter referred to as “the Client”).
By making a booking — whether directly or through partner platforms (Booking.com, Airbnb, Kayak, etc.) — the Client confirms that they have read, understood, and fully accepted these Terms and Conditions.
2. Bookings
Bookings can be made through the following channels:
- Directly, by phone at +40 (743) 113 092 or by email at [email protected];
- Online, through the Pynbooking reservation platform available on www.vilaanca.ro;
- Through authorized online booking partner platforms.
A booking is confirmed once the Client receives written confirmation (by email or message) from Vila Anca or from the platform through which the booking was made. Vila Anca reserves the right to refuse or cancel a booking if availability cannot be guaranteed or in the event of a system error.
3. Prices and Payment
Prices displayed on www.vilaanca.ro or communicated by Vila Anca staff are expressed in Romanian Lei (RON) or Euro (EUR), inclusive of VAT, unless otherwise stated.
Accepted payment methods:
- Bank card (Visa, Mastercard);
- Holiday voucher card;
- Bank transfer, under the conditions agreed at the time of booking;
- Cash at reception.
Vila Anca is not responsible for any bank fees or charges levied by the Client’s financial institution.
4. Check-in and Check-out
- Check-in: between 16:00 and 22:00;
- Check-out: by 11:00.
Arrivals outside the stated time window are possible provided the Client notifies Vila Anca in advance. Arrivals after 22:00 can be arranged via self-check-in, which must be requested by the Client in advance. A Client who does not arrive on the reserved date and has not notified the property in advance may forfeit the right to accommodation without entitlement to a refund.
5. Cancellation Policy
Cancellation conditions may vary depending on the rate selected at the time of booking:
- Flexible rate: free cancellation is permitted at least 48 hours before the check-in date. Cancellations made after this deadline may result in retention of the value of the first night’s stay or of any advance payment already made.
- Non-refundable rate: full payment is retained regardless of cancellation or no-show.
Bookings made through third-party platforms (Booking.com, Airbnb, etc.) are subject to the cancellation policy of the respective platform, as displayed at the time of booking.
6. Services Included
The accommodation rate includes, as standard:
- Accommodation in the reserved room;
- High-speed Wi-Fi internet access;
- Free 24/7 video-monitored parking;
- Bed linen and towels.
Breakfast may be offered on request and at an additional charge, in the villa’s dedicated dining room, subject to availability.
7. House Rules
By accessing the accommodation, the Client agrees to comply with Vila Anca’s internal rules:
- Smoking is strictly prohibited inside the villa. Failure to comply may result in appropriate penalties.
- Children up to the age of 6 stay free of charge (no extra bed included).
- Pets are accepted subject to prior notification and payment of an additional fee, as communicated by Vila Anca.
- Clients are required to observe quiet hours, particularly between 23:00 and 07:00, in accordance with applicable legislation. Failure to comply and disturbance of other guests entitles Vila Anca representatives to notify the competent authorities and to remove the offending clients from the property, with no refund of any amounts paid.
- Any intentional damage to the property, equipment or room contents will be charged to the Client at replacement or repair value.
- Vila Anca is not liable for personal belongings left unattended in rooms or common areas.
8. Liability
Vila Anca makes every reasonable effort to ensure the comfort and safety of its guests. However, the Service Provider cannot be held liable for:
- Force majeure events (natural disasters, pandemics, power outages, etc.) affecting the provision of services;
- Loss, theft or damage of the Client’s personal belongings within the property;
- Any discrepancies between descriptions on third-party platforms and the services actually available, where these are not caused by the negligence of Vila Anca.
9. Intellectual Property
All elements of the website www.vilaanca.ro (texts, images, logo, design) are the exclusive property of Vila Anca and are protected by copyright legislation. Partial or total reproduction without the written consent of Vila Anca is prohibited.
10. Amendments to the Terms
Vila Anca reserves the right to amend these Terms and Conditions at any time. The updated version will be published on www.vilaanca.ro. Continued use of the services following publication of any amendments constitutes acceptance of the new terms.
11. Governing Law and Disputes
These Terms and Conditions are governed by Romanian law in force. Any dispute arising from or in connection with an accommodation contract shall be resolved amicably. Should amicable resolution not be possible, jurisdiction lies with the courts of Sibiu, Romania.
